Near Iliria beach in Durrës we are offering a 167 m² penthouse apartment. It has two bedrooms and two bathrooms, together with a 110 m² terrace and panoramic views.
It could work both for personal use and for letting. If you plan to let it, it is worth clarifying the local rules and the house rules in advance. We do not promise a return: that always depends on the year, the season and how the property is managed.
Durrës, where the penthouse is located
The coastline of Durrës has long sandy beaches and a Mediterranean climate; Iliria beach is part of that shore.

The city is Albania’s largest port and, after Tirana, the country’s second most populous town: it fills up in summer and remains a working city for the rest of the year.
It has a history of close to three thousand years. It was founded around 627 BC by settlers from Corinth and Corfu under the name Epidamnos, and in Roman times it was one end of the Via Egnatia, the road that crossed the Balkans. Tirana lies about 33 kilometres to the east and Tirana International Airport about 30–35 kilometres away.
What to know about buying property in Albania
In Albania, the transfer of ownership of real estate is made by notarial deed and must be registered in the Register of Immovable Properties. According to the official guidance of the Albanian Investment Development Agency (AIDA), foreign nationals cannot acquire ownership of agricultural land, forests, meadows or pastures, which can only be leased for up to 99 years, and the purchase of building land by foreigners is tied to investment conditions. The official guidance does not deal separately with the purchase of apartments, so the legal position of the specific property is always checked by a local lawyer before purchase.
In Albania the ownership status of a property is not always clear, so it is wise to have a local lawyer review the contract before signing and to use a legal interpreter at the meetings. We accompany the process from the first enquiry to completion, together with the local partner office.
