On Durrës Beach we are offering a 65 m² apartment with a 1+1 layout: one bedroom and a living room. It is on the fifth floor of a building with a lift, about 100 metres from the sea. It is sold furnished, with two air-conditioning units.

It can be used as a holiday home or for letting. If you plan to let it, it is worth clarifying the local rules and the building’s house rules in advance; we do not promise any yield, because that always depends on the year, the season and the management.
Durrës, where the apartment is located
Durrës is Albania’s largest seaport and, after Tirana, the country’s second most populous city. Settlers from Corinth and Corfu founded it around 627 BC as Epidamnos, and it later became one end of the Via Egnatia, the Roman road across the Balkans. The amphitheatre from Hadrian’s reign once held around 15,000 spectators and is among the largest in the Balkans. The Byzantine city walls still stand, and the Archaeological Museum is housed in a Venetian tower.

Today, however, the city’s character is shaped by its coastline. According to the official city guide, the beach runs for roughly four kilometres from the Dajlan Bridge to the Kavaja Rock, with a sand belt 150 to 180 metres wide. The climate is Mediterranean, with average temperatures of about 5 °C in January and 28 °C in July and August. Tirana lies about 33 kilometres to the east, and Tirana International Airport is roughly 30 to 35 kilometres away.
What to know about buying property in Albania
Buying property in Albania involves two main steps: the contract is signed before a notary, and ownership is then registered in the property register. According to the Albanian Investment Development Agency (AIDA), foreigners cannot own agricultural land, forest, meadow or pasture, which can only be leased for up to 99 years, and buying a building plot is tied to investment conditions. The guidance does not deal separately with apartments, so the legal status of the specific property is always checked by a local lawyer before purchase.
Ownership records in Albania are not always straightforward, so it is wise to have the contract reviewed by a local lawyer and to use a legal interpreter at signing.
If the apartment has caught your interest, we will accompany you from the first question to completion, together with the local partner office. If you would like to view the property or have any questions, please get in touch.
