Description
You are not buying a plan here. You are buying a building that already works.
This apartment house in Senj contains six independent rentable units — four self-contained apartments and two guest rooms, each with its own bathroom. All of them are furnished, connected to full utilities, and currently in use as short-term rentals.
That structure matters more than it first sounds. A single large villa can only be one thing: either yours or a rental. Six separate units can be both at the same time.
The property
The house sits on a 346 m² plot, with 207 m² of usable floor space (300 m² gross). It was built in 2000 and is in renovated, good condition.

The largest apartment is in a category of its own: 77 m² with a 40 m² private terrace and its own garden access. This is the unit that works as an owner’s apartment — comfortable enough to actually live in, while the other five remain available to rent.
The street front: garage, terraces, six units with separate entrances
Outdoor and shared spaces
A 3.6 × 3.6 m saltwater pool with a sun terrace sits at the centre of the property. Next to it there is an outdoor dining area with a hot- and cold-water sink and a Weber gas grill — so guests are not confined to their own units. There is somewhere to sit together.
Service rooms
30 m² garage with automatic door, plus two parking spaces in the courtyard
Two external storage rooms
Laundry room, shower, WC
Pool plant room
Technical features — and what they actually mean
The house has full utilities: water, electricity, sewerage, and fibre-optic internet, which is no longer a bonus in short-term rental but a baseline expectation.
Two things deserve a closer look.
A whole-house BWT water softening system. It softens the water for the whole house, which also spares the boilers, washing machines, taps and pool equipment.
Individual metering. Consumption can be measured separately for each unit, which makes both billing and day-to-day administration straightforward. If you have ever tried to split utility costs across six units by estimate, you know why this matters.
Heating and cooling run on air conditioning, with wood-burning as an alternative.

Location: Senj, where the Kvarner meets Dalmatia
Senj is a coastal town with a thousand-year history, at the point where the Kvarner Gulf turns into Dalmatia. Its landmark is the Nehaj Fortress, completed in 1558, above the old town. According to the 2021 census the town has 5,973 residents, and its main industries are fishing, boating and tourism.
Access: the property is a short drive from a junction of the Zagreb–Split motorway.
And there is one thing that cannot be said about island properties: Senj is a town you can live in all year. It does not empty out in winter. For an owner that means two things — the property remains usable or rentable outside the season, and the services you need (shops, a doctor, a tradesman) are there when you need them.

This section is not about this house. It is about what buying here involves — because it is the question most international buyers ask first.
If you are an EU, EEA or Swiss citizen, you can acquire property in Croatia on the same terms as a Croatian national, with no Ministry consent required. In the words of the Croatian Ministry of Justice and Public Administration, you “can acquire ownership rights in real estate in Croatia under the same conditions as Croatian citizens”. Agricultural land is treated separately.
Buyers from outside the EU/EEA are subject to a reciprocity requirement and generally do need Ministry consent — that part depends on your nationality, so it needs to be checked case by case.
Purchase cost: on a second-hand property, the buyer pays 3% real estate transfer tax. New builds bought from a VAT-registered developer carry 25% VAT instead, normally already included in the asking price.
These figures come from a Croatian law firm’s March 2026 summary, not from the tax authority, and this property is an operating business — which can change the VAT treatment. Before any transaction, have this confirmed by a Croatian tax adviser.
Who this property suits
Someone who wants a business that already runs, not a project. The furnishing is complete and the guest base is established. How existing bookings carry over is worth agreeing before the sale.
Someone thinking about a family investment. Six units make it possible to keep one for yourself while the rest can still be rented out. The same structure works for multi-generational family use: everyone gets their own unit with its own bathroom.
Someone also thinking about renting it out. It is worth checking the local rules and running costs first. We do not promise any rental return, as it always depends on the year, the season and the management.
