It is not investment advice.<\/p>\n<p style=\"font-size:1.15em;line-height:1.7;\">A REIT is a company that owns, and usually operates, income-producing property.<\/p>\n<p style=\"font-size:1.15em;line-height:1.7;\">If you invest in a REIT, you do not buy a home. You buy a share in a property portfolio.<\/p>\n<div style=\"background:#f2f6f9;border-radius:8px;padding:16px 20px;margin:24px 0;\">\n<p style=\"margin:0 0 8px;font-weight:700;color:#004274;\">In short<\/p>\n<ul style=\"margin:0;\">\n<li>You buy a security, not a property.<\/li>\n<li>Most income is paid out as dividends, but this is not guaranteed.<\/li>\n<li>Values can fall, so we removed the old &#8220;high return&#8221; claim.<\/li>\n<\/ul>\n<\/div>\n<h2>How does it work?<\/h2>\n<p>The US Securities and Exchange Commission explains that a REIT earns income from offices, apartments, warehouses or other property. It passes most of that income to investors as dividends.<\/p>\n<p>Listed REITs are bought and sold through a broker. Photo: Dawid Tkocz \/ Unsplash<\/figcaption><\/figure>\n<h2>How is it different from a home?<\/h2>\n<ul>\n<li><strong>Use:<\/strong> you cannot live or holiday in a REIT.<\/li>\n<li><strong>Decisions:<\/strong> you do not choose the properties or the tenants.<\/li>\n<li><strong>Selling:<\/strong> a listed REIT is usually easier to sell than a home, but its price moves.<\/li>\n<\/ul>\n<h2>REITs in the UAE<\/h2>\n<p>Dubai Residential REIT, part of Dubai Holding, listed on the Dubai Financial Market in 2025 with over 35,000 homes. A developer&#8217;s overview says Emirates REIT and ENBD REIT are listed on Nasdaq Dubai. The current prospectus gives the exact picture for each.<\/p>\n<h2>Risks<\/h2>\n<ul>\n<li>Property values can fall.<\/li>\n<li>Empty properties can reduce dividends.<\/li>\n<li>Rising interest rates can increase borrowing costs.<\/li>\n<li>Thinly traded units can be hard to sell at a good price.<\/li>\n<\/ul>\n<p>We do not promise returns, and we do not arrange REIT investments.
