Luxury Property Abroad: What to Check Behind the View

With a luxury property, it is easy to focus on the pool and the view.
Daily life, though, depends on things a photo does not show.

- Running costs matter as much as the purchase price.
- Rental rules differ by country and by building.
- If someone promises guaranteed income, ask who guarantees it, and for what.
Costs to check
- What is the service charge, and what does it cover?
- What does the pool, garden or spa cost to run?
- Which taxes and fees come with ownership?
Renting out and management
Many owners would rent the property out when they are away. Rules differ by country, and the building may add limits. Ask whether you need a permit, and who handles guests, cleaning and repairs.
If you manage it from a distance, a reliable local manager matters as much as the house.
If someone promises guaranteed income
Ask three things: who gives the guarantee, how long it lasts, and what happens if there is no tenant. Get the answer in writing, in the contract. We do not promise returns.
Life beyond summer
See the property in winter if you can. What stays open nearby? How far are the doctor, the shop and the airport?
