A Home in Dubai in 2026: What to Know About Own Use and Renting Out

It is easy to think of Dubai as towers and beaches. Before you buy, a few simple questions help more.

What would you use the home for? How much time would you spend there? And what does renting it out mean in practice?

In short

  • Foreigners can buy in designated freehold areas.
  • Long-term leases are recorded in the Ejari system. Short-term rental needs a separate permit.
  • Tax depends partly on how you rent the home out, so check it with an adviser first.

What is a home in Dubai for?

Some people want to spend part of the winter there. Others want to rent it out and use it now and then. Both are possible, but they need different homes and different paperwork.

Start with the purpose. The area, the type of home and the costs follow from it.

Long-term rental

The Dubai Land Department’s Ejari system records tenancy contracts. A tenant can start the registration, but the landlord must approve it.

The department also runs a rental index for rent increases. It is indicative and not mandatory for a new lease. It matters when the parties disagree at renewal: increases can range from 0% to 20%. Changes to the terms must be notified at least 90 days before expiry.

Short-term rental

Renting to tourists in Dubai needs a holiday home permit from the Department of Economy and Tourism. Before you buy, ask whether the building allows it and who would run it.

New-build homes

The land department says payments for projects under construction go into a separate project account. You can check a project’s status on its website. Do this before you pay.

What about tax?

The UAE tax authority says an individual’s real estate investment income is not subject to corporate tax if the activity needs no licence. Holiday home rental that needs a permit counts as business activity, and that is taxable if annual turnover exceeds AED 1 million.

The tax effect in your home country is a separate question. Check it with a tax adviser.

What we do not promise

We give no figures for future prices or rents, and we do not promise returns. The official pages do not cover this, and the result for any one home depends on many conditions.
